It's no easy feat, but for the clever buyer there are - believe it or not - a few ways to get an illustrious south of the highway address in the Hamptons for about $1 million. To prove it, we'll run through three $1 million listings that are - if anything - at least on the right side of the tracks.

Read about the Ocean Ave Coop, the Waterfront Townhouse in Water Mill, and the Antique Colonial on Halsey Lane.

Up first are the coops at Bayberry Close in East Hampton. Very few people know about these things. The entire complex, which consists of about eight freestanding Nantucket-esque cottages, sits behind a tall white gate RIGHT next to Main Beach in East Hampton. Most of the cottages are tiny one bedrooms, but the meticulously kept grounds give the compound a resort-like feel. Some of the units are really decked out (e.g., the larger two-bedroom unit that sits in the back corner looks like something out of Malibu on the inside), while others are a little more rustic. Unfortunately, the cheapest listing in the complex falls in the latter category. At $895K, we heard it also suffers from some serious termite damage. But remember: MAIN BEACH at your doorstep! Oh, there's one more huge catch: the coop board here is picker than anything on Fifth Ave. In other words, no kids, no pets, and no year-round living!

East Hampton Village South, Corcoran

Up next are the condos in Mecox Landing. The units and most of the property sit well off of Montauk Highway on scenic Bay Avenue. The development consists of about 10 acres of bay-front property, tennis courts, and a poorly sited and noisy pool (courtesy of route 27). The views are spectacular, the property manicured, and the peace and quiet irreplaceable. The best units are in the Cove Point section (best views, least traffic noise, etc.) Most of the units are duplexes with full basements, balconies, water views. Some units even come with small boat slips. We hear they can rent for up to $50K for the entire season.

Waterfront Townhouse, Corcoran

The last listing just hit the market. It's a pleasant saltbox on Halsey Lane in Water Mill. It sits about four houses down past the wind mill. We haven't seen this one in person, but we're sure it probably suffers from some traffic noise. But let's not forget, it's also technically in an 'in-town' location (Does Water Mill's town count? We don't know.), so it's a fair trade. And the multi-million dollar properties up the street definitely give this half-acre spread some serious investment potential - just don't tear the house down!
